Beaumont Home Sales: Median Prices by Area

 2014 1stQ Median

In the first three months of 2014, there were 584 homes sold.  These homes spent an average of 122 days on the market from listing date to closing date. 181 buyers paid with cash.  180 used conventional financing.

Beaumont Home Sales: How to Negotiate

If you are buying you want a great deal.  If you are selling you want the highest sales price.  So how do you get a buyer and seller to agree on price?   That is where the art of negotation comes in to the picture.  Interestingly enough most homes that sell in Southeast Texas, sell within 5-10% of their asking price.  There are always exceptions but take a look at the negotiations from homes that sold in March 2014.

 

2014 March Sales

  • There were 19 homes that sold in Lumberton and the buyers on average paid 95% of the asking price.
  • There were 22 homes that sold in Beaumont's westend section 2.  On average the buyers paid 87% of the asking price but the average was pulled down by a sale on Thomas Court that sold for 54% of asking price. 
  • There were 11 homes that sold in Beaumont's westend section 4.  On average the buyers paid 88% of the asking price but the average was pulled down by a sale on Daisy Drive that sold for 59% of asking price and one on Diane Drive that sold for 74% of asking price.
