New Construction Sales in Southeast Texas in 2014

2014 new construction sales

It was a good year for new home sales in Southeast Texas.  Over 180 homes classified as complete or incomplete new construction sold in 2014 (not to count any that might close today).

  • The total sales volume was over $44 million 
  • The average price was $239,594
  • The average number of days on the market was 152
  • Lumberton had the highest number of sales at 67

2014 Bayou Bend Sales

Bayou Bend is a small upscale neighborhood off Delware in Beaumont's Westend.  The homes all start with a number, for example, 10 Bayou Bend. 

Two homes sold in Bayou Bend this year.  4 Bayou Bend and 5 Bayou Bend sold.  The average sales price is shown on the graphic above.  Right now 10 Bayou Bend and 11 Bayou Bend are on the market.  All data is from the Southeast Texas MLS.

10 Bayou Bend is 5,197 square feet and the asking price is $701,595. 

11 Bayou Bend is 4,293 square feet and the asking price is $495,000.

How Many Days does it take to Sell a House in Southeast Texas?

2014 days on market

If you are thinking about selling your home in Southeast Texas it is a good idea to plan ahead.  Most homes on average take about 119 days to sell.  That's the time from listing in the MLS to the closing date.  Give yourself about three months on average to sell your home.  *Data from the Southeast Texas MLS.

Want to be moving in April?  Then January is the right time to list your home.  Keep in mind 146 homes sold in less than 30 days but 843 took longer than 120 days to sell.

Southeast Texas Home Values

2014 Dowlen W sales

Most everyone from Southeast Texas refers  to a section of Beaumont as the West End.  Part of the West End is a neighborhood of homes called Dowlen West.  Today's post looks at home sales for the past six months in Dowlen West.  29 homes sold during the six months from June 2014-Dec. 1 2014.  Currently 12 homes are listed for sales. 

The average sales price was $173,816 and sellers on average only came off their asking price by 3%.  Homes in this neighborhood are older, most over 20 years, but the majority have had updates.
