Getting Your Southeast Texas Home Ready to Sell: Fixing Nail Holes

Filing For Your Homestead Exemption in Southeast Texas

If you bought a home in 2014, this is the time to file for your Homestead Exemption.  Each county has its own form that must be used to file for the Homestead Exemption.  Here is a link for the Jefferson County Appraisal District.  Click Here

Jefferson County identifies six types of Homestead Exemptions that may be applied for.  Everyone who owns a home that is their primary residence can apply for the General Homestead Exemption.

Southeast Texas Homes Sales, 30 Days or Less

Curious to know what areas sell the fastest in Southeast Texas?  Here's a chart that shows the how many homes sold by area in less than 30 days during the past six month period.  Many of these sales were cash closings which are the fastest of all closing since there is no lender involved in the transaction.

Southeast Texas Farms and Ranches that Sold in 2014

Near and dear to my heart, Ranches.  There's nothing like your own place to call home especially, when that place has a lot of land. 

In 2014, 11 homes that I will considered "ranches" or "farm properties"- because they had at least 20 acres of land- sold.  All properties had at least a two bedroom home on the land.

Southest Texas Home Sales Tips

The Prime Time to List a Home

Thursday and Friday are the most common days of the week when real estate professionals list a home for sale, according to 2014 existing-home sales data analyzed by the National Association of REALTORS®. Monday, Tuesday, and Wednesday follow in popularity in that order. The least popular days to post a new listing are Saturday and Sunday.

Meanwhile, the most popular months for new listings are in spring, with two-fifths of all new listings in 2014 coming on the market between March and June, according to NAR's analysis.

Also, "while home closings exhibit a strong tendency to get done at the end of the month, listings are much steadier throughout the course of the month, with a slight tendency to be posted earlier rather than later," researchers write at NAR's Economists' Outlook blog.

The following were the most popular home listing dates in 2014:

Southeast Texas Home Sellers, Get Your Home on YouTube.

Fairfield Homes Selling Quicker than Other Beaumont Neighborhoods

With ten sales in the past 12 months and half of the sales taking less than seventy days, Fairfield continues to be a hot neighborhood in Southeast Texas.

Another sign of a hot neighborhood is the percentage that the sellers negotiate off their original asking price.  In Fairfield, sellers are negotiating less than 3% off their asking price.  With a great location off Major Drive and a sought after school track its no wonder Fairfield is one of the hottest neighborhoods in the area.
