Home Sales in The Meadows_ Featured Neighborhood in Beaumont, TX

The Meadows _Home sales

The Meadows, also called The Meadows West in one of Beaumont's newer neighborhoods.  There are existing homes and also new construction homes for sale.  The average square foot of homes for sale in The Meadows is 2039 square feet.  Prices range from $205,000-$289,000. 

Homes sales during the past eight months averaged 225 days on the market.  The quickest home sale took just 37 days.  The longest sale took 385.

New Construction Homes in Southeast Texas

Looking for a new home?  Do you want a brand new home that is being sold by the builder?  One that has never been owned by anyone else and one that is complete, not still under construction... 

Right now, as of Feb. 17, 2015, you would have 32 homes in Southeast Texas to choose from, according to data from the Southeast Texas Multiple Listing Service.

There is a wide range of prices in new construction with a low of $139,900 and a high of $519,000 but you will find on average you will pay about $120 per square foot of living space for new construction in Southeast Texas neighborhoods. 

The majority of these new construction homes are priced on average in the 200's.  Currently, there are 6 brand new homes listed under $200,000 and there are 11 listed above $300,000. 

Now, if you are not in a hurry and can wait for the builder to finish construction on a home then you have a lot more choices.  There are 100 homes listed in the Southeast Texas MLS that are new construction complete and incomplete.

Selling a Home in Southeast Texas: Windstorm Certificates

If you are planning to buy or sell a home in Jefferson County, Texas, you will want to learn about Windstorm insurance.  Jefferson County is one of the Designated Catastrophe Areas by the Texas Department of Insurance.  Sounds scary right?  Here's a map showing the Designated Catastrophe Areas.

In reality, its not that scary but you will want to know a few things before you buy or sell a home in Jefferson County.  First, does the home have a windstorm certificate.   You can find out by going to the Texas Department of Insurance Search for Windstorm Certificate page on their website.

If the home you are selling or buying has a windstorm certificate then breathe a sigh of relief.  It will be easier to get insurance and less expensive.
