Launching 409Sold.com my New Website and Blog All About Southeast Texas Homes

Selling homes is a people business.  Research done by the National Association of REALTORS shows most home sellers work with an agent they know.  So one of my business goals is to be as proactive in my community and with my social network as I can.  

This year I've launched a new website and blog all in one.  You can search every home on the market!  And its accurate, unlike Zillow and some of the others websites out there that have out of date information.  You can also find local "Southeast Texas" home sales information that you won't find anywhere else.

Also new for 2017, I'm considering adding the graphic above to the tailgate of my truck.  I'd really like some feedback on that. What is your opinion on vehicle wraps- like or not like?

Median Price of a New Construction Home in Southeast Texas is $309,950

According the SETX MLS there are currently 91 homes for sale that are listed as new construction, either complete or incomplete at this time.

The neighborhoods with the greatest selection of new homes:

  1.  Barrington Heights has 7
  2. Colonial Estate in Bridge City has 5
  3. Deerfield has 5
  4. River Birch Place in Lumberton has 7
  5. Twin Lake Estates in Orangefield has 6
  6. Westchase has 6

It is interesting know that even thought Southeast Texas isn't home to any of the National Home Builders, our area does have quite a good selection of local builders.  Of the 91 homes listed in the MLS as of 1/25/2017, there are over thirty (30) home builders that have built these homes.

Did You Buy a Home in Southeast Texas in 2016? It's Time to File for Homestead Exemption

If you bought a home in Southeast Texas last year, now is the time to file for your homestead exemption.  The exemption applies to a property that you own and occupy as your principal place of residence.  It will lower your property tax bill.  

The form must be filed with the appraisal district in the county in which your property is located.

Southeast Texas Featured Neighborhoods, 2016 Home Sales Data, Barrington Heights

Thinking about buying or selling a home in Barrington Heights this year?  Then you will want to check out the home sales data for this very popular Westend neighborhood.

Homes sold quickly in Barrington in 2016.  The average home was on the market for 100 days.  You might notice a big difference in the cost per square foot of home from the low to high.   The highest end consists of  the new construction home sales on Truxton and Merrick.  The average price per square foot of a resale (not new construction) is a lot closer to $114.  

Last year there were thirty three (33) home sales in Barrington Heights according to the SE Texas MLS.

In a the macro picture the chart above shows the number of single family homes that sold in SE Texas in 2016.  It also shows the average and median price the homes sold for.  109 days was the average number of days it took for a home to sell in 2016.

How to Sell Your Home for the Best Price in Southeast Texas

It is the time of year people start thinking about selling their homes.  The next few months the number of homes on the market will increase until we get to the spring and summer home buying season.  

All sellers want to get the best price possible for their home.  So how do you do that?  Here's a home pricing tool I use in all of my marketing/listing presentations to sellers.

Take a look.

Pricing Your Home

Step 1:  Know the recent sales in your neighborhood.  

Step 2:  Determine the square feet of your home.  Heated and cooled.  Garages and patios don't count.

Step 3:  Find out the cost per square foot the other homes in your neighborhood sold for  (you might need my help for this)

Step 4:  Create this competitive pricing guide using the cost per square foot of comparable homes that have sold multiplied by the square feet of your home.  

Step 5:  Throw out the highest and lowest sales and price your home in the "green" middle area of the chart.
