Beaumont's Average Home Sales Price was $169,001 in April

I like charts.  You can say so much in not many words.  For those still reading, let me explain the chart in a little more detail.

  • There were 262 total single family homes that closed in April.
  • The lowest level of activity is in the over $250,000 price range.  
  • 15 homes sold in the $250k-$299k price range.
  • 22 homes sold in the $300k-$399k price range.  
  • 11 homes sold above $400,000
  • 5.8 months is the supply of homes on the market.  It is the number of months it would take at the current sales rate for all the homes currently on the market to be sold.  
  • The supply has started to rise over the past couple of months.  
  • 6 month supply of homes is considered to be a balanced market.

Guess How Many Homes Over $500,000 Sold in Southeast Texas in the Past Twelve Months

The Southeast Texas Residential Real Estate Market is entering the busiest time of the year for home sales.  More homes sell between May-July than any other three month period.  

The median priced home in Southeast Texas is approximately $140,000.  Of the 3011 Single Family Homes that sold in Southeast Texas during the past 12 months (May 4, 2017- May 4, 2016), 35 of them were priced at or over $500,000.  

The luxury housing market in Beaumont makes up a small portion of the market.  Overall only about 10% of all home sales in Southeast Texas fall into the Luxury price points.  Sometimes its fun to see what homes have sold in the upper prices.  

This chart shows:

  1.   There were 35 homes that sold, closed priced at or over $500,000 in the past 12 months.
  2.   These luxury homes averaged 130 days on the market. 
  3.   Sellers received 94% of their asking price on average.
  4.   Over half the luxury home sales in Southeast Texas occurred in Beaumont.
  5.   26 of the 35 used conventional financing, while 6 paid cash.
