Home Sales in the $400-500k Price Range in Beaumont and Lumberton

The Southeast Texas housing market is in a bit of a frenzy this spring.  Even the higher price ranges are having their fair share of activity.

Here's a look:

Sales 400-500k

  1. There are currently 36  homes for sale between 400-500k in Beaumont and Lumberton.  
  2. In Lumberton, River Birch Place has the highest number for sale in this price range.
  3. Since the first of the year 11 homes have sold.  2 in Lumberton, 9 in Beaumont.
  4. It took an average of 136 days on the market for these homes to close.  (Days from list to close).  The low was 35 days and the high was 362.
  5. Here's what sellers always want to know-  Sellers got 91% of their asking price on average. 
  6. The average price per square foot was $112 with $58 being the low and $126 being the high.

Lumberton Home Sales Stats Since Jan. 1 2016

The Southeast Texas real estate market is having one heck of a year.  Inventory - the number of homes for sale - is at an all time low in many areas.  One of the hottest housing markets in Southeast Texas since the first of the year is Lumberton.

Take a look:

Lumberton Sales

  • There have been 101 sales since Jan. 1, 2016
  • The average price homes sold for is $213,345
  • 94 is the average number of days homes were on the market.  That's from listing date to closing date.
  • Sellers on average got 98% of their asking price
  • The highest sale was for $555,000 and the lowest was for $49,000.  

If you are buying or selling in this fast paced selling season, you'll want a local professional to help you determine the best price for your home.  Real estate is hyper-local.  Don't be fooled by the estimates of value you see online.
