Westchase Village Home Sales Report

One of the neighbors in Beaumont that I watch very closely is Westchase Village.  There are about 240 homes with prices ranging from the high 200's to the 600's.  Here's a infographic showing sales data for the past three months.

The list price to sales price ratio is a good indication of how strong the demand for a neighborhood is.  In the period from July-September two of the homes in Westchase Village sold for over the asking price.  One was new construction and they often sell for over asking price since the buyers can make custom changes and upgrades to the home.  There were two homes that sold for 94% of their asking price but the average of all five was 100%. 

Sellers Market indicated by Inventory Levels

Currently there is only one home for sale in Westchase Village.  With 5 sales the past three months there is a shortage of inventory right now.  If you are thinking about selling your home this is an ideal time.  Contact me and let's discuss the market.
